client Rob Cooper shares his experience
of a recent home search carried out by

What was your brief?
“I asked Stephen to find a 3-bedroom flat,
w it h t wo bat h rooms, i n Ba l ha m for my w i fe
and I to use as a London base. We have three
grown-up children who may work in the
city and they will also live there so it had to
be in a safe, desirable location, and in good
condition. I requested the flat was first floor
or above with some outside space and within
a ten to 12-minute walk of a tube station. It
was also important that the property met
our budget.”Why did you choose Bradbourne?
“Stephen’s search process provided a simple
and efficient way to find a second home. I am
a busy man and by appointing Stephen to
handle the search it took the concern out of

negotiation. I didn’t want to register with

“Stephen carried out an extensive search,
finding us eight properties that matched
our criteria closely. He accompanied us on
all viewings and helped us make an initial
offer. Despite things progressing this deal
fell through. This was clearly meant to
be as Stephen went on to find eight more
properties, one of which ticked all the boxes
for us. Stephen showed us a mix of properties,
some slightly off-brief to ensure we were
making the best decision, which was a very
good exercise.”How did you know the
property was right for you?
“We were wowed instantly as the property
was a three double bedroom split-level
maisonette offering close to 1,400 sq ft
of living space and blending period and
contemporary features. It exceeded our
expectations as it was in Balham and just

wished for.”Did you face any challenges
during negotiations?
“Stephen dealt directly with my solicitor
and handled any issues and concerns. At
one point there was a deal-breaking issue
with the freeholder due to lease changes
which should have been made. However,
Stephen helped to ensure the lease was
updated by smoothing the situation over
with the vendor. Stephen went on to deal
with the negotiation successfully. We were
keen buyers and Stephen ensured we made
the right offers; through his good relationship
with the estate agent he was able to negotiate
the best price.”How was the overall experience?
“We had a pinch yourself moment on the
day of key handover as our flat is stunning
and the interior is of an amazing quality. I
