T

he Godrej organisation believes in the
ethos of sustainability and a motto
to preserve its natural surroundings.
Taking the same forward, the team has put
various measures in place. The structure is
equipped with BMS that evaluates and monitors
energy usage and requirements, leading to
overall energy cost savings by about 15%. “We
also shifted our partial energy requirement to
open access energy resulting in another 8–10%
savings on annual consumption,” says Bhatt.
Maximising maintenance, operations and maintenance not only
encompasses technical issues but also Ànancial, social, institutional
and managerial issues. These are suitably directed towards elimination
or reduction of constraints that prevent attaining sustainability.
The organisation attributes skill training, work Áow, PM procedures,
maintenance planner, inventory and purchase integration, measuring and
reporting and 52, signiÀcantly.
With an ‘operational control centre’, energy management, lift controls,
HVAC, lights, etc, are monitored and controlled from one point. Godrej
also implemented an online medium for handling maintenance activities
along with 24x7 helpdesk, integrating properties across Mumbai. This
helped achieve visibility in terms of trends in maintenances, repetitive
issues and formulating a preventive plan.
