An opportunity to acquire a historic building in the heart of Sussex with ample development potential
has come to market.
St Raphael’s is situated to the South of Danehill in East Sussex with the High Weald Area of Outstanding Natural Beauty.
The building, situated in 23 acres, includes dining and cooking facilities for 60 people and was previously home to 58 resi-
dents after operating as a care home. The Home is now closed.
The site also comprises its own chapel, a self-contained two-bedroom apartment and five-bedroom area within the main
building, which can be used as additional guest accommodation.
A 10-bedroom staff house is also included in the sale, which is registered as a House in Multiple Occupation (HMO) under
a planning agreement with Wealden District Council, plus a detached one bedroom bungalow with no planning restrictions.
Both properties where rebuilt in 2011.
The property has its own sewage treatment plant and a 235kVA generator with supporting oil & LPG storage tanks. There is
also a 24,000l cold water storage tank.
The grounds, including the original property’s 1.6 acre walled garden, are home to a small selection of derelict buildings
which would be suitable for refurbishment.
Pathways around the site include an overgrown asphalt tennis court and a small pond.
A Bio-Mass boiler was installed in 2015, to reduce reliance on oil heating, and is registered for the Non-Domestic Renew-
able Heat Initiative which will continue payments until 2035.
‘Danehurst’ was originally constructed around 1827, designed by Mr Howard Colvin, ’one of the earliest serious students of
medical architecture, particularly of The Tudor period’.
The house design was exhibited at The Royal Academy in 1827.

The owners of a hotel in the Cotswolds are to
build a £1m luxury spa after securing planning
consent for the new development.
Aidan and Sarah Stevens, owners of 17th century
Stratton House Hotel in Cirencester, will soon begin
work on the new addition, which will comprise five
treatment rooms, beauty suites, steam room, sauna,
juice bar and outdoor jacuzzi.
Due to open in early 2020, the 325 sq mtr facil-
ity will be built in the north east corner of the hotel,
overlooking the listed walled garden.
Owner Aidan Stevens said: “Since taking over
the hotel we have focused on turning it into a top
Cotswolds venue with a reputation to match.
“The new spa is very much part of those plans as it
will take the hotel to another level by offering more
leisure services for guests and the local community.”
The spa is the latest development at 44-bedroom
Stratton House, which Stevens acquired in 2016.
Since then they have invested £1.5m in revamp-
ing its bedrooms, function rooms, public areas and
restaurant.

A new 20-bedroom boutique has opened in Scotland,
marking the second property to launch from the new
Schloss brand of hotels.
Schloss Roxburghe is part of the 12.18 Investment Manage-
ment GmbH portfolio and has been undergoing a refurbishment
since 2018 when the company acquired the property.
The launch follows the opening of Germany’s Schloss Fleesen-
see in 2014.
Situated in the Scottish Borders, Schloss Roxburgh has been
transformed after an extensive renovation to now boast 20 indi-
vidually designed Scottish-inspired bedrooms, a bar, restaurant
and 18-hole golf course.
Interior design firm Kitzig Interior Design has spearheaded
the hotel’s new look.
The Sunlaws restaurant champions a farm-to-plate concept,
serving Scottish cuisine with a French twist and utilising pro-
duce from the gardens of the hotel.
The Drawing Room, the Bar 1745 and the State Room Lounge
make up the property’s other F&B area.
12.18. has further plans to extend Schloss Roxburghe which
include the addition of 57 bedrooms, a spa area with swimming
pool as well as banqueting.
