Hills gives all his clients this piece of solid
advice, but for a full-time family home, it’s
even more vital to listen to it: “Take time to
analyze how you use your existing residence
and then picture your future needs. How
does your family function now? How will it
change in the next five to 10 years? Identify
what’s currently working and what you’d like
to alter going forward, then incorporate both
scenarios into the new plan.” Here are a
few other considerations to keep in mind to
make the most of your floor plan:

Q Everybody has a budget, and whether


it’s $100,000 or $1,000,000 people want
to max it out. In the four-to-six-person
home, you’re looking at 2,200 to 2,
square feet with four bedrooms or
three plus a loft. Look at the way space
is utilized. Since it’s almost always less
expensive to build up than out, finish-
ing the basement or adding a loft for
additional sleeping space is where you
get the most bang for your buck. You
may even want to incorporate a second
kitchen in the basement.

Q Create separation between the master


bedroom and other bedrooms. It’s
important for all the residents to feel
they’ve got a place in the home that’s
carved out just for them.

Q In a log or timber home of any size,


outdoor living space is important. Porches,
decks and patios are a must. They allow
you to expand your living area for a frac-
tion of the cost. Plus, screened-in porches,
especially with a fireplace, let you enjoy
being outside, as well as your view regard-
less of weather or time of year. B
