dues, will be made as of the dateof sal eand thereafter be
assumedbythe purchaser.Title examination, conveyancing,
state revenue stamps, state and county transfer taxes and
all other costs incident to settlement are to be paid by the
purchaser.Ifthe SubstituteTrustees are unable to convey good
and marketable title, the sole remedy of the purchaserinlaw
or equity shall be limitedtot he refundoft he deposit to the
purchaser.Upon refund of the deposit, this saleshall be void
and of no effect, and the purchaser shall haveno fur ther claim
