come out in the form of overly exuberant talking.
If you have a good thing going, don’t milk it.
You’ll only lose the seller’s interest and ultimately
lose the listing.
Effective Communication Techniques
1.Smile. Smiling displays your enthusiasm. While
talking on the phone, people on the other end
often can hear the tone of your voice change when
you smile. This gives them the mental image that
you are, in fact, smiling. Smiling shows that you
are sincere and confident in yourself. And if you’re
confident in yourself, sellers will develop confi-
dence in you. So, smile often.
2.Speak clearly. In order for you to prevent the
seller from awkwardly asking “What did you
say?” you must be able to speak clearly and pro-
nounce all of your syllables effectively. You can
practice by reading a book out loud and exercis-
ing your mouth, tongue, and lips, to say words
precisely how they should be pronounced. Also,
try tongue twisters, which will help you speak
using all syllables. People cannot read your lips
over the phone so you need to be able to commu-
nicate clearly.
3.Don’t use laymen’s words.To sound professional,
avoid words like “uh,” “umm,” “like,” and
