A t the top of the stairs, there is a hallway
with windows on one side. At the end of the
hallway is the open-plan living area, with
the kitchen and the living and dining
rooms. On one side of the living area is a
small hallway — with a powder room and a
den — leading to the master bedroom and
the en suite bathroom.
Nearby : The Anacostia waterfront in
the Navy Yard neighborhood has green
space and restaurants with outdoor seat-
ing. Across the river, Anacostia Park, a
national park, has green space and trails
running along the water.
Lincoln Park, in the Capitol Hill neigh-
borhood, is bookended by bronze statues of
Abraham Lincoln and educator and civil
rights activist Mary McLeod Bethune. The
35-acre Congressional Cemetery is open to
the public daily.

Middle School Academy, Eastern High.
Transit : The Potomac Avenue station,
on the Blue, Orange and Silver lines, is the
closest Metro station. It has 10 bike racks.
The area is served by a number of bus
routes. The Sousa Bridge and the 11th
Street Bridge cross the Anacostia River on
the way to other parts of Southeast Wash-
ington and to the suburbs.

Capitol Hill East is a small neighbor-
hood tucked between Navy Yard and Bar-
ney Circle. The Anacostia River is nearby,
and seagulls squawk overhead.
Housing there includes older rowhouses
and low-rise apartment buildings, spot
renovations and new construction. The
brand-new white and dark gray b uilding —
a 13-unit condominium — at 1331 K St. SE
fits right in.
The building has five levels above
ground, including part of the penthouse
that is not visible from K Street. Most units
have already been sold. The city is expected
to grant a certificate of occupancy soon,
and then move-ins can begin. Trent & Co., a
team of Compass, is handling sales.
John McCarthy moved from Rochester,
N.Y., to the District to be closer to his
children — one at American University in
the District, the other at Drexel University
in Philadelphia — and “to get away from
the snow,” he said.
He said he was attracted to 1331 K
because it’s new, modern and low-mainte-
nance. He was drawn to the neighborhood,
he said, because it’s close to the Capitol,
“and every time I turn a corner, I see a
monument.”
So he put in an offer and headed to a
nearby restaurant — Trattoria Alberto on
Eighth S treet SE — to celebrate. Minutes
after Senate Majority Leader Mitch McCo-
nnell walked in, former House speaker
John A. Boehner came “down the stairs to
say hello to McConnell,” McCarthy said.
“Secret Service sat at the table next to me.
The moment was very reflective of what I
expected D.C. to be like.”
Great views : Another buyer, April Gil-
lens, is moving to 1331 from a building just
two doors away. She has one bedroom now
and will be upgrading to a larger unit with
one-bedroom plus a den. “I’m expecting a
baby in May and plan to make the den a
nursery,” she said.
“I’ll be on the fourth floor and have a
terrific view,” Gillens said. “From one win-
dow, I’ll see the Washington Monument,
and from another, I’ll see 395 and the
traffic and think of all the reasons people
here don’t want a car. But I admit I’ll be
looking into getting one for the needs of my
child.”
Model unit 103 is on two levels, with the
open-plan living area and kitchen on the
unit’s upper level. The living area is on one
side of the kitchen island and the kitchen
appliances are on the other. The back wall
has a lot of window.
Near the entry door is a bathroom and a
spiral staircase. The black metal staircase
leads d own to a small hallway with a
bathroom, a laundry closet and two bed-
rooms. U nit 103’s lower level is below
ground level, and two other units, 001 and
002, are below ground level entirely.
The penthouse, 403, has a lot of roof
deck and offers views of the Capitol, the
Washington Monument and the Anacostia
River. The entrance to the penthouse unit
is on its bottom level, along with a bed-
