immediatelyuponthesale.Thebalanceofthepurchasepriceispayablein
cash at settlementwhich shall beTen(10) days after the sale,unless said
periodisextendedbytheSubstituteTrustees,theirsuccessorsorassigns,
for good cause shown, time being of the essence for said settlement.
The successful bidder shall have no obligationto see to the application of

Any charges or expensespaid or incurredby the Substitute Trustee
