transfertaxesandsettlementexpenses.Ta xes,groundrent,
waterrent,condominiumfeesand/orhomeownerassociation
dues,allpubliccharges/assessmentspayableonanannual
basis,includingsanitary and/ormetropolitandistrictcharges,if
applicable,shallbeadjustedtothedateofsaleandassumed
thereafterbythepurchaser.Purchasershallberesponsible
forobtainingphysicalpossessionoftheproperty.Purchaser
assumestheriskof lossor damageto thepropertyfromthedate
of saleforward.If theSubstituteTr ustee(s)areunableto convey
insurabletitleforanyreason,thepurchaser(s)soleremedyin
laworequity shallbelimitedtoarefundoftheaforementioned
depositwithoutinterest.Intheeventthesaleisnotratified
foranyreason,thePurchaser'ssoleremedy,atlaworequity,is
