The majority of Australians will retire
on less than $30,000 per year.
There’s never been a better time to invest in
property. Some markets are moving at a rapid
rate and others appear primed for growth
allowing us to identify opportunities. There’s
a lot of talk about growth in Sydney and
Melbourne and interest rates, the budget and
what’s going to happen with negative gearing
are all hot topics. While good investments can
always be found, sometimes the most diffi cult
part has nothing to do with the property itself.

Separate yourself from the pack.
The biggest barrier to property investing
success is one’s mindset. Today we’re
inundated with what I call white noise — news
bulletins, social media, people’s opinions and
‘click-bait’: online articles designed to target
our emotions. Heed them all but make your
own decisions.

Play the banks at their own game.
Most people look to the banks for fi nance
guidance. The way a bank wants to structure
your loans will only align to their bottom
line. In most cases this will put your primary
residence at risk so avoid cross securing as
this means the bank remains in control.

Leave your emotions at the door.
The number one mistake I see investors make
is they buy based on emotion. 70% of property
investors only acquire one investment and
most buy in the postcode they live. A property
doesn’t go up in value quicker if you drive past
it every day.

process and investing in growth property
across multiple cities. This process will ensure
you build a diverse portfolio with exposure
to growth markets at any point in time
regardless of interest rates, rent cycles, capital
growth cycles, infrastructure investment and
government changes.
