LL has evolved a
customised approach
to monitor, measure
and control sustainability
performance of different
formats of buildings. In its
own ofÀces across India, the
company has applied best
practices that are most suited
in a multi-tenant scenario. It
has targeted air conditioning, implemented demand
control and VRV systems, turning off units that service
unoccupied areas post regular work hours.
́6ince we have a smart ofÀce with no À[ed allocated
seating, those working beyond business hours are
encouraged to occupy a single section, instead of
remaining dispersed throughout the ofÀce. :e do
not use artiÀcial lighting during the day and have even
designed the system with daylight sensors. 2 ur ofÀce
staff turns up the blinds to about 60% to ensure
sufÀcient natural lighting. 7 hese efforts alone have
yielded an e[cess of % energy saving over base case,μ
points out Malhotra.
:ith the ¶smart ofÀce· concept, space utilisation is
optimal and productivity of real estate is ensured in a
sustainable and collaborative manner. -LL·s ofÀce is a
LEED Platinum commercial setup, so the quality of its
workspace and indoor air is best-in-class with the help
of optimal design.

C

lose to any startup environment,
the focus in Colliers International
remained sharp on client feedback
for improvement, mobilising resources to
deliver on promises through collaboration
and tighter governance,μ says Shetty. +e adds,
́Sustainability is not just one organisation·s
focus alone; it is a cumulative effort of all
stakeholders involved in a project. From that
perspective, deÀning the common objectives
clearly and ensuring absolute transparency in communication, followed
by action, is a must. Often, these efforts go beyond the scope of
engagement. +ence, collaboration between various stakeholders at
every level is the key to the success of any sustainability programme.μ

7 echnology is an inherent part of any structure today. Colliers
International endorses the policy of adopting a most suitable and
implementable technology interface for the installed setup. Starting
from logging requirement and analysing service complaints to
monitoring and managing critical operations of any equipment, the
company works with many technology service providers and continues
to e[plore to Ànd the best solution for the installed systems ³ both
from the usage and cost perspective.
Shetty clariÀes that the e[tent of the technology interface is also
determined by the joint outlook of the client and the service team
because reviewing the trends and patterns for predicting failures and
ensuring timely precautionary or corrective measures are critical steps
in the entire programme.
