Middleville planners

consider ordinance change

to cancel meetings

Greg Chandler
Staff Writer
Middleville planning
commissioners are looking
to change a requirement in
the village code, giving
them the option to cancel
their monthly meetings if
they don’t have any action
items on their agenda.
Commissioners discussed
the proposed change
Tuesday night at a meeting
that lasted about 20 minutes.
Section 46-37 of the vil-
lage code of ordinances cur-
rently require the planning
commission to hold a meet-

ing at least once a month.
But the Michigan Planning
Enabling Act only requires
municipal planning bodies
to meet four times a year,
village Planning and Zoning
Administrator Doug Powers
said.
Commissioners are also
consider changing the duties
of the office of planning
commission secretary.
“A lot of those duties have
been conducted by staff, and
it may be unrealistic for the
secretary of the board to be
expected to conduct those
duties,” Powers said.

Powers said he would
verify whether a public
hearing would be needed
prior to the adoption of the
proposed changes since it
involves an amendment to a
village ordinance. The vil-
lage council would have to
give final approval to chang-
es.
Powers also updated
commissioners Tuesday on
the status of the Baby Bliss
demolition that has been
going on over the past cou-
ple of weeks. “All four of
the buildings (on the site)
are gone,” he said.

Caledonia Twp. planners

sign off on revised plans

for 60th Street townhouses

Greg Chandler
Staff Writer
A developer and Caledonia
Township planning commis-
sioners have worked out their
differences over a townhouse
project near Davenport
University, and the project is
now a go.
Commissioners approved a
site plan Monday night for
Skyline Townhomes, to be
built at 5362 60th St. SE. The
48-unit project from Lovley
(cq) Development LLC will
be built on 6.15 acres east of
the Port View Townhomes and
west of Panther Ridge
Apartments. The site is zoned
for high density residential
development.
Commissioners had pushed
back on the initial plans for the
townhouse complex in
December over the develop-
er’s proposed use of vinyl sid-
ing as the primary exterior
building material. The town-
ship’s architectural standards
call for at least 75 percent of

the building material on all
four sides to be masonry.
Since then, though, the
developer has changed the
building material, expressing
willingness to use hardie
board, a wood composite
material, rather than vinyl on
the outside of the building.
Developer Jack Hoedeman
called the change to hardie
board “a very easy lift for us.”
“While they’re still shy of
our 75 percent standard,
they’re close. They’re pretty
much right where Patterson
Place (a townhouse project
under construction at the
northeast corner of 76th Street
and Patterson Avenue) was in
terms of percentages,”
Township Planner Lynee
Wells said.
The developer has also
added windows on the side
and rear-facing facades of the
townhomes, as well as added
accent material and trim, dor-
mers and stone veneer, Wells
said.

“They’ve taken our stan-
dards to heart, and I appreciate
personally the work they’ve
done to add those window
opening and other elements to
meet our ordinance stan-
dards,” she said.
Skyline Townhomes will
consist of eight buildings, each
with six units, with each unit
having a two-stall garage. The
township’s zoning ordinance
allows a maximum of eight
units per acre, with a minimum
of 6,000 square feet per unit.
Commissioners put in as a
condition of approval having
the internal sidewalk system
that will serve the townhomes
connect to the Davenport cam-
pus and to an 8-foot-wide
pathway along 60th. The Kent
County Road Commission has
requested that a center left-
turn lane be extended both east
and west on 60th to match the
turn lanes for adjacent devel-
opments, township engineer
Todd Boerman wrote in a
memo to Wells.
