A building with two
very different faces:
low, concrete frontage
to historic Karangahape
Rd, with stacked rusty
boxes to activate the
long-neglected Cross St
behind. A finely grained,
thoughtful approach to
city-fringe development.

Dynamic new buildings
for a diverse inner-city
school. Bold colours and
shapes hint at the cutting-
edge ‘innovative learning
environments’ inside, and
create a warm welcome
for the community on an
incredibly public site.

The design of this
kura was drawn from
traditional ley lines
and the unique culture
of Wairoa, creating a
big-hearted community
school on a tiny budget.

With retail, hospitality
and commercial, the
development responds
to scale and proportion
of nearby Victorian shops,
but introduces a crisp
new flavour. Laneways
and courtyards help bring
new life to the area.
