on the first mailing or the second. But if you are
persistent you will see results. You’ll want to keep
flyers in your car at all times. Leave them wher-
ever you go: grocery stores, gas stations, conven-
ience stores, and restaurants.
3.Over-the-Phone CMAs.Offer a free, no-obliga-
tion, over-the-phone CMA in your advertise-
ments. This is a great way to get sellers to call
you. Every real estate agent offers a free CMA.
Now you can offer the same thing—but over the
phone. How easy is that? You can put this on
your flyers, stationary, and website. Because you
can’t see the inside of the seller’s home over the
phone, give them a price range of the market
value of their home. Tell them that in order for
you to give a more precise figure you’ll have to see
the inside of their home in person. Then, while at
their home, you close for the listing.
4.Personal Website.Technology makes it easier for
us to reach people than ever before. Internet ex-
posure is one easy and effective way to generate
quality leads. More and more, buyers and sellers
are using their computers to research ways to buy
or sell a home. But the Internet has spoiled con-
sumers. They want to know everything instantly.
If a seller or buyer can interview you virtually
over the Internet through your website, you can
essentially let your website go to work for you.
