Clean-Out Businesses


Clean-out businesses, if you’re not familiar with them,
are companies that are hired by a seller to clean out their
home. They either clean out all trash left behind, or they
buy and remove the contents of an estate. The bottom line
is that they deal mostly with estate sales. Many if not most
estate sales are handled by someone who inherits the prop-
erty and has no clue of what to do with it. That is where
you come in handy.
Contact as many of these clean-out businesses as you
can. Mail them your card and ask for some of their cards.
Convince them that you’ll be giving their cards out to peo-
ple who are moving and need the services of a clean-out
business (it happens). In turn, ask them to give your card
out to all of their customers.
Estate sales are often some of the best listings you will
get. They sell quickly because the majority of them are out-
dated and need some work, and they get priced accord-
ingly. When you get an estate sale listing, ask the sellers for
permission to put “Estate Sale” in the remarks of the list-
ing sheet. This will bring in many more people who per-
ceive estate sales as an opportunity for a bargain.


Using the Internet to Find FSBOs


Another good medium for locating FSBOs is the Inter-
net. Your local newspapers should have an online edition,
and you’ll notice that many FSBOs only advertise online.
Just look up your local newspaper’s website and find their
