I’m sure you can get the picture. The more you can list
the better. The Power List is just for your own reference,
but if you can recall all of your advantages from memory
you’ll really have an advantage. At a listing appointment
you aren’t allowed to bring your cheat sheet, so try to re-
member everything you offer.
Make Sure You CanCall
Before the call is made double-check on the MLS that
the property is not already listed with another agent. Even
though it may be a new ad, sometimes sellers list their
home with the first agent who calls. This is why it is im-
portant to jump on new FSBO ads as soon as they are
published.
If you dofind that the property is already listed, scope
out the agent that listed the home. This is your competi-
tion. You’ll need to find out more about this agent. When
you come in direct competition with this agent, be ready to
show your prospect what you offer over that agent.
