Start with One Bird Dog and Work Up
This is one job you should definitely consider outsourcing.
Those who “sniff out” such great wholesale deals have been nicknamed
by other investors as “bird dogs.”
When looking for your bird dog, you will want someone who has
his or her own transportation, who possibly wants to learn more about
the real estate investing business, and has a flexible schedule. This
could be a college student, or a retired senior citizen, or a single mom.
You will map out an area in which your bird dog will locate
properties for you. They will take photos and fill out a fact sheet (that
you provide) for each prospective investment property they find. (See
the sample forms included at the back of this book.)
How you pay your bird dog is up to you, but most investors pay
up to $500 for each property they are able to acquire and flip. Because
