5.Turn the home on.If the home has features such
as a fireplace, central air conditioning, or a back-
yard pond, then turn them on. Show that the
home is fully functional and you’ll make it more
welcoming. Of course, you wouldn’t turn on the
air conditioning in the winter, nor the fireplace in
the summer. On extremely hot summer days,
crank up the A/C so they get hit with a cool
breeze at the front door. They’ll never want to
leave!
Your open house should be free of sellers. Ask your sell-
ers to leave during the open house by saying, “You willbe
leaving during the open house, won’t you?” If they say no,
then explain to them why it is important that they do.
Reasons the Sellers Should Not Attend
- Buyers need to get emotionally involved with the
property without the sellers present. - The agent can sell the home better than the home-
owners can. - Buyers like to take their time and not feel under
pressure. - Removing the seller prevents the buyer from talking
directly with the seller. - The buyer will not be able to “read” the seller and
feel out their motivations for selling.
