This certificate is a proof that
the property is in the list of
local municipal record. It
shows the confirmation that
the property is constructed as
per the approved plan. Khata
Extract is required to have a
trade license. Its mandatory
certificate for property
purchase and especially for
home loans.


There are two types of Khata
Certificate i.e. A Khata and B
Khata. A Khata is the document
that grants properties with the
location of jurisdiction. This
Khata provides legal edge to
the property, allowing owner
to pursue construction on it
and obtain trade and business
license. Whereas, Khata B is
the document that states the
land hasn't received any
approval for the formation of
layout. This document doesn't
have any validity for any official
purpose. Thus, one should


exclude B Khata properties as
it's deemed to be illegally
constructed. Nevertheless, a B
Khata property could convert
to an A Khata by paying penalty
to the government.
F. Occupancy Certificate:
After a complete construction
of the property the municipal
corporation provides the
occupancy certificate stating
the building is established as
mentioned in the construction
plan and the property is ready
to be occupied. This certificate
is issued only after the
authority is satisfied with the
specific norms met by the
construction. An important
certificate at the time of
purchasing the property,
seeking a home loan, before
taking possession in the
property and transfer of Khata.
G. Completion Certificate:
This certificate is issued by the
municipal authority at the
completion of the property
after it has been constructed as
per the approved plans.
H. Commencement Certificate
