11: DESIGN CREER HOUSE
LOCATION RANDWICK, SYDNEY
Working with architects Tanya Hancock and
Angy Ertel from Hancock Architects, builder-
owner Luigi Mollica constructed his family home
from scratch in the picture-perfect location of
Sydney’s eastern beaches. To meet the client
brief, a clean slate was needed. “There was an
existing double-storey house on the site which
had undergone numerous renovations over the
years and needed to be removed for a fresh
start,” says architect Tanya Hancock. Designed
as two individual modules with a circulation
passage running through the house, the new
two-storey build comprises four bedrooms,
three bathrooms, an open-plan kitchen/living/
dining area, family room, study, workshop,
laundry, and an outdoor area with a pool. A
feeling of generosity is immediately established
from the get-go, with a double-height entry
positioned at the forefront of the central space
to enhance volume and connect the upper and
lower levels, “creating interesting perspectives
from any angle”, says Tanya.

Thanks to the expertise of Utz-Sanby Architects,
this former single-storey brick bungalow on
Sydney’s Northern Beaches was transformed
into a two-storey statement. Utilising the
existing bungalow, the architects generated a
new design that would expand the family home
to accommodate the growing needs of all six
members — and the new puppy — by integrating
the house with new additions. “By retaining the
existing house, we were able to take advantage of
the position of the house on the site, in particular
the proximity to the water and existing setback,
which made alterations and additions the only
options,” says architect Kristin Utz. The brief for
the home, located on a corner block adjoining a
public reserve with views of a picturesque lagoon,
called for lashings of natural light, a relaxed,
informal atmosphere and plenty of space for the
family. The resulting structure is comprised of fi ve
bedrooms, three bathrooms, a master retreat,
kitchen, living/dining area, rumpus room, home
offi ce, laundry, powder room, and an outdoor
space with pool. This formerly humble residence
certainly received a major upgrade.
