HE recent years have
seen growing demand of
retirement homes backed
by the popularity of such
homes by affluent senior citizens.
India is the youngest country in the
world but will also be the oldest
country in few years. It is going to
have the largest number of elders as
well. The way of living has also
changed tremendously, affluence
has increased for the people and
now they have disposable money.
Earlier, elders used to be depend-
ent on their children post retire-
ment and joint family culture was
prevalent. This scenario has
changed especially in cities. Now
everyone has the purchasing capac-
ity, parents now want the best of the
services and leisure. The senior pop-
ulation has now started going off to
exotic vacations, playing outdoor
games and has started doing various
activities. The trend has attracted
many private players.
AAMOKSH is a joint-venture be-
tween the Indian company Amok-
sha and a U.S company called, One
Eighty which runs about 40 plus
centres in US, Canada, Mexico and
India. The company is also entering
the European Market this year
through another joint-venture and
starts from England.
Aamoksh One Eighty is primarily
focusing on Asia and more particu-
larly India, than it will move into
other Asian countries like Malaysia,
China and Thailand.
Their first property at Kodaika-
nal is doing great with more than 70
per cent occupancy and they are go-
ing to complete and deliver their
second project at Kasauli later this
year. Residents are already enjoying
the world class facilities. The com-
pany is building a 50 units old-age
resort at Kasauli of which 60 per
cent have been booked already.
The Size
The size is huge. Now, the senior
population have the purchasing
power and they knew how to save
and utilise their hard earned
money. There is huge liquidity in
