“With the warm temperatures we have in South
Florida almost all year, it’s comfortable and easy to
get out and enjoy retirement,” she says. “Living in a
waterfront building is like the icing on the cake. There
are always people around to socialize with or I can sit
on my balcony and watch the boats, freighters and
cruise ships pass by.”
Auerbach, who enjoys fishing excursions with her
husband, notes that their proximity to the ocean also
lends itself to scenic walks, which she can take for
exerciseortogrababitetoeat.Withsuchaspectacular
landscape essentially begging you to head outside, a
healthy, balanced lifestyle is one’s for the taking.

VACATION VIBES, ALL THE TIME
If you poke around the region, you’re likely to hear
many stories similar to the Auerbachs’ — all touting the
pleasures of oceanfront life. It’s a coveted category in
real estate for many reasons, not the least of which is
the way it offers occupants the opportunity to live in a
space with a unique connection to nature.
“Being on the waterfront is like being on vacation
year-round,” says Ernesto Cohan, director of sales for
Oceana Bal Harbour, a sprawling resort-style property
boasting east-west flow-through residences with
unobstructed views of both the Atlantic Ocean and the
Intracoastal Waterway. “The air is different; the wind
is different. With the beach right there, you have that
relationship with not only the water but also with the

sand. The ability to stroll down the beach whenever you
want — it’s a very relaxing sensation.”
The developers of Oceana doubled down on its
premierlocation,sittingparallelto400feetofthebeach,
by building the property at sea level for the purpose of
becoming one with the sandy stuff.
“When you drive into Oceana and get out of your car,
you can see the ocean,” Cohan says. “In our minds, we
really tried to make the beach an important amenity.
The path — how you go from the pool to the beach —
was extremely important to us. You don’t have to take
an elevator or a staircase. Once you get out of the gates
of Oceana, there’s an immediate beach path. You can
walk all the way to South Beach if you want.”

WATER WAYS
Touring properties along South Florida’s coastline,
you’ll quickly notice many of these buildings are
incredibly well-conceived, not merely taking into
account being water-adjacent, but practically
bringing the ocean inside to residents.

lose sight of the water, and this was done with great
