LOCATION RANDWICK, SYDNEY
Split into two purposes, this ultra-modern home
in the Sydney suburb of Randwick is comprised of
two elongated volumes that off er separate distinct
living spaces. The upper level is home to the

private spaces, with the bedrooms and bathrooms
located on either side of the central passage
and staircase. The lower level contains a family
room at the front of the house, which is separate
from the main open-plan living area at the rear.
“The primary living space was designed to
create designated spots for the diff erent usages,
resulting in an L-shaped plan,” says architect Tanya
Hancock. “This assisted in breaking up the room
and minimising noise transfers.”

11: DESIGN NORTH MANLY HOUSE
LOCATION NORTH MANLY, SYDNEY
With an open-plan kitchen, living/dining areas,
rumpus room, lounge room, private decks,
outdoor patio and pool to play in, this family
residence in North Manly doesn’t lack for living
spaces. Overlooking a natural reserve, the
abundance of picture windows in the light-fi lled
home off er green views from nearly every room
and takes advantage of the unique orientation
of the site. With spaces that feed into each other
and sliding doors that fully open indoor spaces
to the outside, living and entertaining is made
easy. Tailored to the needs of a busy family, this
hefty renovation resulted in “a beautiful modern
family home that off ers fl exibility, functionality,
relaxation and enjoyment in every aspect of
living”, according to architect Kristin Utz.
